The CEO of Baird Warner is projecting price appreciation of 2.5% in 2006 for Chicago.
However, notice that the 2.5% growth he is predicting is actually a decline when you consider the likelihood of inflation exceeding 2.5%.

I have no idea how accurate his prediction will be, but the main point to notice here is that the most prestigious realtor in Chicago is actually predicting a decline in prices. (when you factor in inflation).
